The overview is a very minimal visual inspection that only covers the major areas. It is not a complete inspection, and provides you with the assurance that certain things are proper or functioning. This inspection is ideal for investors or new home buyers. Here is a list of what will be looked at. No other aspect of the home wil be inspected.
The overview is a very minimal visual inspection that only covers the major areas. It is not a complete inspection, and provides you with the assurance that certain things are proper or functioning. This inspection is ideal for investors or new home buyers. Here is a list of what will be looked at. No other aspect of the home wil be inspected.
- Electrical service meter and main panel (Nothing past the interior of the main panel will be inspected. This includes all wiring, lights, outlets, etc)
- Roof Covering (Only the shingles and items that make up the roof. All other areas, such as chimneys, guttering, and overhangs will not be included)
- Attic if accessible (Only heating and air components. No insulation, structural, presence of leaks or any other aspect will be looked at)
- Crawlspace (Only plumbing. This does not include insulation, wiring, vapor barrier, or any other aspects)
- Main Plumbing and Water Heater (Only the main plumbing supply and return lines, and also the water heater. No other items will be inspected which include, all bathrooms and fixtures, all kitchen fixtures, exterior hose bibs, etc)
- Operation of HVAC Unit ( The unit will be inspected for proper function. No covers will be removed. Safety features or issues will be inspected if available without removal of any panels.

Only the basic items listed above will be inspected. The only time the inspector will enter the home is to inspect the main electrical panel (if applicable) and to ensure the heating and air ducts are functioning, evaluate the HVAC system, and to enter the attic. No interior room will be inspected. This includes all living spaces and bathrooms. No inspection of the main structure, its coverings, or deficiencies will be performed. No exterior landscaping or home surroundings will be inspected. Any major safety concerns or life thretening issues will be noted as a courtesy, if it is discovered while performing the inspection. By receiving this level of inspection you assume full responsibility for any and all areas or componants that do not function or are found deficient.
