Do I need an Inspection?
To be frank, you are foolish if you buy a home, and don't get an inspection. The home inspection is likely the most important part of your real estate transaction. All sorts of problems can be uncovered. Some costing thousands of dollars in repairs. If the problems are not found, you are stuck paying for the repairs.

Do I need to be there for the Inspection?
No, you don't have to be there. I would strongly suggest that you are. You can understand easier when you see it first hand.The problems are not as easy to understand if you are reading about it, or having your Realtor try to explain it to you.

How long does it take?
Many inspections take anywhere from 3 to 4 hours on average. Do not trust anyone who advises you otherwise. It is not a quick in and out. Everything is thoroughly checked to make sure you are not getting a home with issues.

Can my house fail the inspection?
NO, It's not about pass or fail. The inspection is an overview of the home to inform you of it's present condition.

Do you charge for a Re-Inspection?
Most re-inspections come with a small fee. It's well worth knowing it was fixed right before you own the house. I do charge for my gas and my time. Most follow up inspections are good for you because many times the seller does not fix everything.

My relative or friend is a (roofer, builder, jack of all trades.) Why can't they do the inspection?
All inspectors are licensed and insured. We follow inspection standards that most others are not familiar with. Plus most sellers won't accept or trust your friend. You will need professional documentation of all the issues, before most people will listen.

Do you have a guarantee on the house?
The answer is no. I can't promise that things will not break in the future. All I can do is note the problems at the time of the inspection. A house is a constantly moving structure. A door that works perfectly in the winter, might stick in the summer. Things break and wear out. That is part of owning a home.
