CHECK THE WATER PRESSURE
There is nothing that states we are required to check the pressure of the plumbing system. We always do this and we always find problems. Some houses have bad regulators and some have no regulators. Water pressure over 80 pounds can damage fixtures and plumbing. Some materals cannot take excessive pressures.

The heat pump is one of the largest users of electricity in a home. If something is loose or not functioning properly, things get hot in a hurry. The photos below show how even with the naked eye a problem could not be seen. With our specialized equipment however we found it. Home inspectors are not required to remove the covers on heat pumps. We make an effort to remove them unless it will damage seals, taped panels, or removing them is not prudent or possible. We use our thermal equipment to also check other electrical issues if we suspect a problem.

Hidden leaks cause damage
The inspection of first floor ceilings is always performed after the 2nd floor water fixtures are ran. If a shower, tub or toilet is actively leaking it will show up.
Its bad enough you have to deal with multiple people throughout the buying process. There are also multiple services included with a home evaluation. Other things to consider are pools radon, mold issues and pest inspections. We offer other services and will make the effort to schedule or provide you with info help guide you thru these others needed inspections as well.
Now granted we can't get on all roofs but we get on as many as we safely can. The photo below shows an exposed area that was allowing water to enter under the roof between the metal and the facia board. Without getting on the roof we would have never found this.
A thermal scan of the cathedral ceiling in this home showed a big suprise! The appearance of missing insulation. It was recommended to check behind one of the recessed lights to confirm but what a difference energy loss would be with these sections missing.
